THIS PHASE IS CRUCIAL AS IT SETS THE FOUNDATION FOR THE ENTIRE PROJECT. DURING THIS STAGE, THE CLIENT CONCEPTUALIZES THEIR DESIRED HOME. IT IS A TIME WHEN IDEAS ARE FLUID AND NEED CAREFUL CONSIDERATION FOR A SUCCESSFUL BUILD LATER ON. KEY COMPONENTS OF THIS STEP INCLUDE IDENTIFYING A SUITABLE PROPERTY, CREATING INITIAL CONCEPT PRE-DESIGNS, AND SELECTING AN ARCHITECT AND POTENTIALLY A GENERAL CONTRACTOR.

DURING THIS PHASE, OUR MAIN OBJECTIVE IS TO TRANSLATE THE CLIENT'S VISION INTO A FEASIBLE PLAN. WE HAVE SUCCESSFULLY CREATED A PRELIMINARY DESIGN THAT CAPTURES THE ESSENCE OF THE PROJECT. TO PROCEED FURTHER, WE HAVE COMPILED A SET OF COMPREHENSIVE BID MATERIALS, REFERRED TO AS CONTRACTOR DOCUMENTS OR WORKING DRAWINGS. THESE DOCUMENTS SERVE AS A VALUABLE RESOURCE FOR CONTRACTORS AND CONSTRUCTION COMPANIES, PROVIDING THEM WITH ALL THE NECESSARY INFORMATION TO ACCURATELY BID ON THE PROJECT.

NOW WE ENTER PRE-CONSTRUCTION. THIS IS THE “GETTING READY TO START BUILDING” PHASE. FOLLOWING THE ACCEPTANCE OF THE BID FROM THE CONSTRUCTION COMPANY/CONTRACTOR, WE HAVE GIVEN THEM THE GO-AHEAD TO COMMENCE THE PROJECT. IN THIS PHASE, LITCO CONSTRUCTION WILL NOW BE ORGANIZING AND PREPARING FOR THE UPCOMING CONSTRUCTION ACTIVITY.

PROCUREMENT IS A VITAL STEP IN ANY CONSTRUCTION PROJECT, INVOLVING THE ACQUISITION OF NECESSARY MATERIALS, EQUIPMENT, AND LABOR. SIMILAR TO SHOPPING FOR GROCERIES TO PREPARE A MEAL, WE MUST ENSURE THAT ALL THE ESSENTIAL INGREDIENTS ARE READILY AVAILABLE AND PROPERLY UTILIZED. HOWEVER, THE COMPLEXITY OF PROCUREMENT LIES IN MANAGING DIVERSE DELIVERY SCHEDULES AND COORDINATING WITH MULTIPLE VENDORS. IT IS CRUCIAL TO ENSURE THAT THE RIGHT MATERIALS REACH THE APPROPRIATE INDIVIDUALS AT THE DESIGNATED TIMES, ALL WHILE MAINTAINING AN ORGANIZED SCHEDULE.

DURING THIS STAGE, MULTIPLE CONTRACTORS AND SUBCONTRACTORS WILL BE INVOLVED, EACH WITH SPECIFIC DEADLINES AND TASKS TO COMPLETE. FOR EVERYTHING TO PROGRESS SMOOTHLY, IT IS VITAL THAT EVERYONE ADHERES TO THE PROJECT PLANS AND STAYS ON SCHEDULE. WE MUST REMEMBER THAT A STRONG FOUNDATION IS ESSENTIAL BEFORE BUILDING OTHER PARTS OF THE PROJECT. THEREFORE, IT IS IMPERATIVE THAT WE PRIORITIZE PROPER SEQUENCING AND AVOID ANY INSTANCES OF STARTING A ROOF BEFORE THE FOUNDATION HAS BEEN POURED.

AT THIS STAGE, EVERYTHING HAS BEEN CONSTRUCTED AND IT IS NOW TIME TO PROCEED WITH THE INSPECTION. THE FINAL CHECKLIST, KNOWN AS THE PROJECT PUNCH LIST, NEEDS TO BE COMPLETED AND SIGNED OFF ON BEFORE THE CLIENT CAN MOVE IN. DURING THE FINAL WALKTHROUGH INSPECTION, WE WILL ENSURE THAT ALL ASPECTS OF THE PROJECT HAVE BEEN COMPLETED ACCURATELY. FOLLOWING THIS, THE ARCHITECT WILL ISSUE A CERTIFICATE OF SUBSTANTIAL COMPLETION. ADDITIONALLY, THE GOVERNMENT OFFICIALS WILL CONDUCT A FINAL INSPECTION, WHICH IS ESSENTIAL FOR THE PROJECT'S COMPLETION. WE UNDERSTAND THE ANTICIPATION SURROUNDING THIS INSPECTION. ONCE THE FINAL INSPECTION IS SUCCESSFULLY CONCLUDED, THE PROJECT WILL BE CONSIDERED COMPLETED. AT THAT POINT, WE CAN COMMENCE WITH SHUTTING DOWN OPERATIONS AND SENDING THE TEAM HOME.
